Hi, I'm Steve Lovelace, a U.S. Army veteran, and former Blackhawk helicopter pilot. I served my country with honor and distinction, and proud to have been part of the team that helped protect our nation's freedom.
After my service, I decided to turn my passion for travel into a full-time job by starting my own vacation rental property management company right here in Panama City Beach, Florida.
I now spend my days serving PCB vacation property owners, helping them realize their goals, maximizing their earning potential, and providing their guests with a boutique-like experience.
I work with some amazing clients and would love the opportunity to meet and work with you!
When I'm not working, you can find me exploring St. Andrews Park, kayaking along the PCB coastline and enjoying some of my favorite local eats, like Saltwater Grill.
Hello, I am Caroline Coleman. I鈥檓 a Panama City native and a Recreation and Tourism Management Graduate from Florida State - Go Noles! I鈥檓 excited to join the Grand Welcome Panama City Beach team and make sure you have the best beach week ever. When I鈥檓 not running between properties working, I enjoy reading, eating tacos, and traveling with my friends.
I聽love the food!聽My favorite places to eat in Panama City Beach are Finns, Grand Marlin, and Christo鈥檚.
We treat your guests like family, always going the extra mile to earn repeat business, 5-star reviews and increased revenue for you.
The house was amazing and Panama City Beach is beautiful. Steve answered all of our questions and went above and beyond to make our stay special. We plan on staying here again!
We had an amazing stay!聽Very spacious and easy access to Panama City Beach. Everything was clean, comfortable and inviting. Steve was super helpful and quick to respond. Our only regret was not staying longer.
Our party of 12 had an amazing time in Panama City Beach. Steve was so accommodating and helpful. He really made our stay relaxing and enjoyable.
It was a great experience and we're looking forward to coming back.
Our first visit to Panama City Beach was everything we hoped it would be. The home was clean and beautiful, the beaches were stunning and our host Steve was so friendly and welcoming. We'll be counting down the days to our next visit!
The typical fee for short term rental property management in Panama City Beach can range from 10-25% depending on partial or full-service management. As an example, larger national chains usually offer partial management at a reduced fee, which requires more effort on your part coordinating with cleaning crews, restocking supplies, changing linens, maintenance, etc. We are a local, full-service management company that takes care of EVERYTHING for you. We're happy to work with you and customize a management solution that aligns with your goals.
Yes, however, there are a couple rules to be aware of. If you're planning to host guests for less than 181 nights in Panama City Beach, the city requires you to register your short-term rental. You then need to apply for a short-term rental license and have a business tax receipt (BTR). Lastly, you need to add your license number to your listing or Airbnb, Vrbo or any of the top booking sites. To take the headache out of managing your own vacation rental, you can partner with us and we will take care of everything for you.
In October 2022, Panama City commissioners approved an ordinance to lump short term rentals into the city's existing 1%聽business tax. However, there are other local and state taxes to be aware of. To simplify things, we can remit monthly tourism taxes on your behalf and issue you a 1099 at the end of the year. If you have any tax questions related to short term rentals in Panama City Beach, feel free to contact us. We'd be happy to help!
